(within the applicable lawful boundaries) EXAMPLE: A CAM once looked at me and said angrily, “don’t tell me how to run my business!” I had asked, “why can’t we get a PDF emailed to us instead of paper documents?” His company charged us 25 cents for copies, 15 cents for envelopes, and the postage for all board members every month! Most companies have forgotten what management is. Management is the efficient use of resources to achieve an objective. Efficiency is a reduction in the cost or a reduction in the time it takes to do something. Resources are people, capital, natural resources, land, machines, etc. EXAMPLE: In government, a manager is often judged by how big their budget is, or how many people under them. The government manager makes sure they spend every dime for fear they would lose budget the next year. In a free enterprise business world, if we return some of that budget, while still achieving the desired effect and outcome, we have done a great job by increasing the profitability of our company. Your association is a very unique non-profit corporation with a peculiar problem that few people understand, including the long time owners of community management companies. That is, every time an association raises their monthly assessments, the value of the community goes down. And, the opposite is also true. EXAMPLE: The same CAM mentioned above was at a board meeting and a board member asked, “where are the minutes of November 2007 that were not ratified.” He answered completely unconcerned, “I don’t have them.” PERSONAL SERVICE & CARE Because of our love for the business, you get outstanding personal service by licensed professional Community Association Managers (CAM). You won’t have to do anything that you don’t want to do. We can and will take care of everything. EXAMPLE: I recently reviewed the insurance policy of an Association. They had the standard D & O policy and a crime (fidelity or bond) policy. Upon reading the crime policy that cost $500 with a $500 deductible, I realized that it was impossible for the policy to EVER pay out a dime in claims. Why? It excluded just about every possibility under the sun from being covered. I asked a friend of mine, who co-owns an insurance brokerage company employing about 75 people, about it. He said, “the [insurance] broker is to blame for selling you an ‘off the shelf’ policy without modifying it to fit your Association’s needs.” I replied, “But, the CAM is at fault also because they bought the useless policy on behalf of the Association, right?” “Yes,” he said while we both nodded in agreement. That association was ripped off for $500 for a policy that could never pay off while the insurance broker and the CAM they hired DID NOT CARE ENOUGH TO EVEN READ THE POLICY AND QUESTION IT, so they did nothing. EXAMPLE: One CAM management company sent files to the attorney for a non-existent home address even while the cited owner’s name was real and he had paid on time from his real address and even when the letters were returned by the postal service. The error caused over $600 in erroneous charges with our attorney. With experience in marketing homes, arranging mortgages, and closing sales from the buyers perspective, no one understands it better than Eddie Velie. EXAMPLE: An emotional homeowner yelled at me once, “Does everything have to be about the value of the home?” I just smiled. I believe in people over systems. But maintaining the values and increasing the values of your homes is the most important thing we do, as evidenced by the latest housing market.
